Pre-designed / Semi-custom Plans
Purchasing one of our existing designs is a less expensive alternative to having a custom home designed for you. But unlike all those other "home plan websites", we offer the ability to make minor to moderate modifications to the plan of your choice... resulting in a semi-custom plan that can respond to your needs and desires while saving you money and time. And to ensure the custom nature of the design, we never sell the same set of plans to anyone building within 25 miles of your home site.

A site plan is usually required for a building permit which can be prepared for an addition fee (quoted to you prior to purchasing plans). You'll need to provide us with a copy of a survey of your property, photos of the site as well as topographical information if the home will not be built on a level site. Another alternative is to hire a local civil engineer to prepare your site plan.
Not all building jurisdictions will issue a permit from a stock set of plans. In those cases, we can work with a local architect of your choice to use our pre-designed plans. There is no cost for us to help you explore this option prior to purchasing a set of plans.
Plan Modifications & Enhancements
Do you like a plan but you'd like to move a wall or perhaps change a cabinet layout? Or maybe you'd like to add some outlets, change a regular door to a barn door, or make the garage bigger? Need a low-voltage plan to make it your "smart house"? There are countless ways to enhance a plan to meet your tastes and needs. We will quote you a reasonable price for each plan modification you are considering so you can make informed decisions. That empowers you to get true custom home results without all the time and cost normally required for custom designs. All modifications are made by the home's original designer so there's only "one cook in the kitchen".
